CORONADO BUYER GUIDE
Condo or House in Coronado? Comparing Your Real Options Near NAS North Island

A side-by-side look at what's actually for sale right now, built for buyers -- especially relocating Navy families -- weighing space against budget on the island.
Coronado doesn't have a "cheap" option -- it's one of the tightest, highest-demand markets in San Diego County. But within that reality, condos and houses represent two genuinely different ways to buy in, at two very different price points and tradeoffs. Here's what the numbers actually show right now.

Do You Need a House to Live Well in Coronado?
Not necessarily -- it depends on what you're actually optimizing for. A condo gets you onto the island at a meaningfully lower price point, often with less exterior maintenance and sometimes with building amenities. A house gets you roughly double the square footage at the median, a yard, and typically more privacy -- at a cost that, at the median, is nearly double as well.
Neither is the "right" answer. The right one depends on how much space you actually need day to day, how you feel about HOA rules and dues, and -- if you're financing with a VA loan -- a detail that catches a lot of military buyers off guard (see Financing Basics below).

What to Actually Compare
| Factor | Condo | House | Ask |
| Entry price | Meaningfully lower at the median | Nearly double the median condo price | What's actually in your budget after a VA or conventional down payment? |
| HOA dues | Almost always present, can be significant | Sometimes none, sometimes a smaller HOA | What do dues cover, and have they increased recently? |
| Maintenance | Exterior/structure often covered by HOA | You own all of it | What's your realistic annual maintenance budget? |
| Outdoor space | Rare, often a balcony at most | Usually a yard or patio | How much do you actually use outdoor space? |
| VA loan eligibility | Only if the specific complex is VA-approved | Generally straightforward | Is this exact building on the VA's approved condo list? |
| Resale pool | Smaller buyer pool (cash/conventional-heavy) | Broader buyer pool | How has this building/street historically resold? |
| Parking | Often 1 assigned space | Usually a garage or driveway | Guest parking rules, if any? |
What You Might Still Need to Budget For
A lower purchase price doesn't always mean a lower total cost. Before comparing two listings on price alone, factor in:
| • | HOA dues (condos almost always have them; some houses do too) |
| • | Special assessments on older condo buildings (ask about reserve studies) |
| • | Parking -- is a second space available to rent or buy if you need one? |
| • | Storage -- condos often have little to none beyond the unit itself |
| • | Exterior maintenance on a house -- roof, landscaping, paint |
Financing Basics for Coronado Buyers
VA loans and condos. VA loans work for both condos and houses, but condos come with an extra step: the specific building has to be on the VA's approved condo project list, or go through VA's unapproved project review, before a VA loan can be used on it (VA.gov). This is one of the most common surprises for military buyers who fall in love with a Coronado condo before checking -- confirm approval status before you write an offer.
Seller/builder contribution limits. For conventional loans, Fannie Mae limits interested-party contributions based on your loan-to-value ratio (Fannie Mae Selling Guide B3-4.1-02). FHA generally allows contributions up to 6% of the sales price toward closing costs and prepaids (HUD FHA Resource Center, Handbook 4000.1). VA doesn't cap normal closing-cost credits the same way, but limits specific seller concessions to 4% of the home's value (VA.gov).
Compare lenders. The Consumer Financial Protection Bureau recommends getting Loan Estimates from multiple lenders before committing (consumerfinance.gov) -- especially useful if you're weighing a condo with HOA dues against a house with none, since your true monthly payment comparison needs both numbers.

A Note on Widening Your Search
If Coronado's price floor is the sticking point, it's worth knowing the gap to nearby off-island options is substantial. Imperial Beach, just across the bridge from North Island, currently has 30 active single-family listings with a median price of $989,000 -- less than half the median Coronado condo. The tradeoff is a bridge/road commute instead of being on the island itself, which matters differently depending on your actual duty station and schedule.
